HOW MANY HOMES ARE AT PENINSULA SHORES? WHO IS BUILDING THE HOMES?

Peninsula Shores is a 41 single-family home subdivision.


We started construction in the Summer of 2020. O’Grady Development Company is proudly constructing these luxury homes in this gorgeous natural setting.

WHAT ARE THE STANDARD CONSTRUCTION SPECIFICATIONS OF THE HOMES?

Standard construction specs include 2x6 construction, gutters, appliances, heated and insulated garage with epoxied floors, a complete landscape package including sprinklers and sod, and more.

DO ALL THE HOMES HAVE ACCESS TO EAST BAY?

Yes. Every homeowner has easy access to 1,500' shoreline walking trail as well as a boat slip in the community marina.

WHAT CAN I EXPECT LIVING ON THE PENINSULA IN THE WINTER? WILL THE ROADS BE PLOWED IN THE NEIGHBORHOOD?

Winter in Peninsula Shores is a peaceful and beautiful setting. Visit nearby wineries, or dine in downtown Traverse City, check out a local ski hill, or throw on some snowshoes! Snowplowing and road de-icing will be included as part of the homeowner association dues.

HOW MUCH ARE ASSOCIATION DUES AND WHAT DO THEY INCLUDE?

Association dues are $3,000 annually, and an additional $500 a year for houses on the community septic. Dues cover common area landscaping and upkeep, seasonal dock installation and removal, snow plowing the road, and more.

WHEN WAS THE SUBDIVISION ESTABLISHED?

The infrastructure was completed in 2020. Construction of homes quickly followed the completion of the subdivision infrastructure.

HOW FAR AWAY FROM TRAVERSE CITY IS IT?

Peninsula Shores is located just 15 miles north of downtown Traverse City. Getting to town is a quick and scenic drive approximately 20 minutes south of the subdivision.

WHAT UTILITIES ARE OFFERED?

Underground utilities include natural gas, electricity and high speed internet / cable. New asphalt road and concrete curb.

WELL AND SEPTIC?

Every home will have an individual water well. A majority of the homes are serviced by a community septic field, with a minority of them hosting a septic field on site.
