What makes Peninsula Shores unique?

The natural setting on an almost untouched stretch of East Grand Traverse Bay shoreline combined with finely constructed, timeless homes makes this development unique. Our region is known for many accolades, including “Best Cities to Retire In” and “Prettiest Towns in the USA”. Old Mission Peninsula itself is a relaxed agricultural destination with vineyards and wineries alongside cherry and apple orchards. The overall location, quality of construction, and waterfront access combined make Peninsula Shores one-of-a-kind.

How many homes are available? Who is building the homes?

Peninsula Shores is a 41 single-family home development. We started construction in the Summer of 2020. Since the start of home construction, we have sold 7 homes. Outside of our completed homes, we have an additional 6 homes underway. Our next home is to be completed by late November. O’Grady Building Company is proudly constructing these luxury homes in this gorgeous natural setting.

What are the standard construction specifications of the homes?

Standard construction specs include 2x6 construction, gutters, appliances, heated and insulated garage with epoxied floors, a complete landscape package including sprinklers and sod, and more.

Do all the homes have access to East Bay?

Yes.

What can I expect living on the Peninsula in the winter? Will the roads be plowed in the neighborhood?

Winter in Peninsula Shores will be a peaceful and beautiful setting. Visit nearby wineries, or dine in downtown Traverse City, check out a local ski hill, or throw on some snowshoes! Snowplowing and road de-icing will be included as part of the homeowner association dues.

How much are association dues and what do they include?

Association dues are $2,500 annually. Dues will cover common area landscaping and upkeep, seasonal dock installation and removal, snow plowing the road, and more.

When was the subdivision established?

The infrastructure was completed in 2020. Construction quickly followed the completion of the subdivision infrastructure.

What amenities come with a Peninsula Shores home? Is there a community clubhouse?

Each resident is offered access to our beautiful waterfront walking trail as well as a private boat slip situated along with a seasonal dock installation and removal, landscaping and snow plowing. There is not a community clubhouse.

How far away from Traverse City is it?

Peninsula Shores is located just 15 miles north of downtown Traverse City. Getting to town is a quick and scenic drive approximately 20 minutes south of the subdivision.

What utilities are offered?

Underground utilities include natural gas, electricity and high speed internet / cable. New asphalt road and concrete curb.

Well and septic?

Every home will have an individual water well. A majority of the homes are serviced by a community septic field.

What do I have to do after I purchase my home?

On the day of closing, you will transfer utilities and contact our preferred vendors for items such as lawn maintenance and snow plowing to get on their schedule moving forward. Outside of a few simple housekeeping items, you will need to do nothing outside of move in your furniture and enjoy your new exciting journey.

We are worried about construction. When will the subdivision be complete?

We started construction in 2020 and we have completed/started on more than 1/4 of the homes in the subdivision. Peninsula Shores is on track to be 100% built out by 2024. Even during construction, our contractors are mindful of current residents. The continuation of construction should not negatively impact your quality of life at your new home!
